The Yahraus Group only focuses on investing in markets that are emerging with job growth, offer local governments that promote business growth, and where absorption of existing apartment vacancies is outpaced by new apartment construction.
It is better to own a 100 unit apartment complex then to own 100 single family homes. Why? Because with a 100 unit complex you have only a few roofs to repair, not 100, you have one common area landscaping to attend to not 100; you have one pool, and one driveway not 100. Additionally, it is easier to resell a 100 unit apartment complex than it is to resell 100 separate housing units. If a tenant moves out of a single family housing investment, then as an investor you have lost 100% of your rental income. If a tenant moves out of our 100 unit apartment complex we have only lost 1/100 of our income, which we can easily replace in an emerging market. These are a few reasons why multi-family assets are so exciting to invest in. Another exciting, but not often mentioned advantage to multi-family investing, is that there is less competition from investors. Many commercial investors are scrambling to invest in office, retail, and industrial complexes. Because they are doing so we can find some great deals from motivated sellers.
